Inventory
The Inventory Report is the documentation utilised by professional Landlords in the successful letting of their properties.

An Inventory is a concise and accurate description of the interior of the property which faithfully records not only the furniture and fittings, but also describes in detail the decorative order, carpets, rugs, windows, doors, light fittings and other tangible items. Should the property have a garden or outside space, a general description is given stating the overall condition of this area.

Evans Harding Inventories offer a truly independent, non-biased, assessment of your property at the commencement of a tenancy and, in the event of a dispute between a Landlord and Tenant, can be used as the standard upon which dilapidations or damage can be assessed.

All our inventory reports are fully bound to ensure they are not tampered with and also include details of instruction manuals supplied and, subject to their accessibility, the current meter readings.

We can also offer full colour photographs taken with the latest digital wide-angle camera. These can be supplied in their own bound booklet or on a CD to further enhance the descriptive nature and quality of the inventory.
 
Check In
Our Check In service involves meeting the tenant at the property on the day of handover with the copies of the previously prepared inventory.

The tenant is given the opportunity to fully inspect the property and contents and check it against the inventory (making any adjustments as necessary).

Our clerk will take the meter readings, list the keys being issued and complete the Schedule of Condition. Digital photographs will be taken at this point and will later be incorporated into the Schedule.

The Schedule of Condition is an accurate description of the levels of gardening and cleaning on the day of handover and is vital in the event of dispute. Once everything has been agreed, the tenant initials every page of the master inventory and fully signs, prints and dates the final page.

Only then are the property keys handed over to the tenant.
 
Check Out
The Evans Harding clerk will re-visit the property at the end of the tenancy and make a full inspection against the original inventory.

All discrepancies will be listed, discussed with the tenant and signed for by the tenant.

The clerk will take meter readings, list the keys being returned and complete the Check Out Schedule.

Digital photographs will be taken at this point and will later be incorporated into the Schedule.

The Check Out Schedule mirrors exactly the Check In Schedule and records the levels of gardening and cleaning at Check Out.

The agent will receive a full report clearly stating works required, suggested levels of tenant and landlord responsibilities and recommended apportionments.
